How do you handle guest bookings and inquiries?

How do you handle guest check-ins and check-outs?

We manage the entire check-in and check-out process for guests. We provide detailed instructions complete with a house manual and YouTube playlist on how to access and use your property appropriately. Do you have a stove that requires a certain "trick"? Or maybe a door that sticks if you don't open it a specific way? No problem, we'll make sure we get a video recording of how to use everything correctly so the guests know just how to do it. We have found this ensures a smooth stay for guests and puts less wear and tear on your home. We also conduct thorough property inspections before and after each stay.

How do you handle cleaning and housekeeping for my property?

We ensure that your property is thoroughly cleaned and prepared before each guest's arrival. Our team manages all aspects of housekeeping, including professional cleaning, restocking essential supplies, and maintaining high cleanliness standards. And again, we don't mark up anything here either! We'll only charge the exact cost of any restock supplies or the in-between stays cleanings (which is passed on to the guest via the cleaning fee anyways).

Can I still use my property for personal use?

Yes, of course! You are able to block off unlimited owner stays via the owners portal. It is as simple as marking a calendar. We want you to feel like you are able to access your home whenever you'd like. Unlimited owner stays are an important part of our business model.

How do you handle guest reviews and feedback?

We actively encourage guests to leave reviews and feedback after their stay. We monitor and respond to reviews promptly, addressing any concerns or issues raised. Positive reviews help enhance your property's reputation and attract more guests.

Can I set specific rules or guidelines for guests staying at my property?

Absolutely! You can provide us with your preferred rules and guidelines, such as noise restrictions, maximum occupancy, or pet policies. We will make sure all of that is established during onboarding. We communicate and enforce these rules with guests to ensure they have a respectful and enjoyable stay.

Do you handle the payment collection and security deposit?

Yes, we handle the payment collection process on your behalf. We set up secure payment gateways and collect guest payments. We also manage the security deposit, ensuring it is collected before the stay and returned promptly after checkout, minus any necessary deductions.

How do you handle cancellations and refunds?

Our management company adheres to a clear cancellation policy. We communicate this policy to guests during the booking process and handle any cancellations and refunds according to the terms and conditions outlined in the booking agreement.

Can I view booking and occupancy data for my property?

Absolutely! We provide property owners with access to an owner's portal where you can view real-time booking and occupancy data, financial reports, and other relevant information about your property's performance.

What if there is damage to my property caused by a guest?

We require guests to provide a security deposit to cover any potential damages. In the event of damage, we assess the situation, document it with photographs, and coordinate with the guest and/or the hosting platform (i.e. - Airbnb or VRBO) to rectify the issue. If necessary, we initiate the process of deducting the appropriate amount from the security deposit. We also offer 3rd party insurance for the property when rented via our direct booking channel - so if anything happens, you are always covered.

Can I use my own cleaning service for the property?

We love working with people you trust; usually we can plug them into our system very easily. We are able to assemble a team for your property on our own, but it is always great when we can work with someone who is already familiar with your place.
